We are in the middle of a horrific crisis and Spain is one of the countries hardest hit by this global economic tragedy. But even though it seems paradoxical, the market is more stressed than ever. Bargain hunters chase the many rich pickings and real estate agents are doing their best to handle the tsunami of inquiries.

Then there is the myth you can make a fortune buying seized properties.

Well, forget it.

There are three ways to buy foreclosures: directly from the owner in trouble (a so-called pre-foreclosure), from a bank that has repossessed the home or at auction.

Distressed Sale

In a US-study of foreclosure sale prices, investigators found that foreclosed properties sold for about 15 percent less than comparable homes in areas that were not distressed. Where in the past prices have risen the most, foreclosed properties sold for within 5 percent of full market value.

And we haven’t even spoken about the crazy risks you take buying seized properties from banks and at auctions.

Although Spain is not the US, we can already see you're not going to get a great discount in a good location, so you may want to search for the nuggets of gold among pre-foreclosures. Which we can do for you.

Cash = King!

It's almost 2010. Outside it is a sweet 22 degrees, inside the Christmas tree is set. For many real estate agents, 2009 was an excellent year. Housing prices have fallen by up to 50% and there are many bargain hunters on the market. The expectation is that 2010 will bring no major changes. 2011 should do better, so we think.....

The best deals you'll find on the market come from people that bought their homes no later than the early 90’s. Even if they give it away, they still make a profit, or have their investment back. Especially elderly people have no problems dropping the price considerably, as long as they can sell ‘tomorrow’.

What remains is a large group of owners that are held hostage by a huge mortgage. Of course, banks do not fund more than 70% of the valuation, which averages about 20% below the true market value, but it leaves relatively little room for negotiation.

Having said that, good news is blooming on the horizon. Given the large number of buyers, prices will most probably level this year or may even rise a few percent towards the end of 2010.

Moreover, mortgages are getting back on track. Certainly, the requirements for a loan are much more rigid than before, but if you have a good and steady income, you will almost certainly qualify. Which we love to arrange for our customers.

Don’t Let Your Savings Suffer!

The Bank of England interest rate could remain at just 0.5% for the next five years or more, an economic group has forecast. So what's the best thing to do with your money while interest rates are low?

Not entirely without bias, my advice is to buy properties. As many as you can. And in areas where prices have dropped dramatically. Like Spain. Banks barely pay you interest, and the ones that do, take high risks in order to attract your money. Which says a lot about their credibility. Be aware! Don’t do it!

Moraira is a gem of a town, just a short distance south of Javea and a 10 minute drive from Calpe to the south. It has no mass tourism, no high rise buildings, a beautiful marina and Moraira is green and clean, which means there are always clients should you want to sell your property again. A strong argument for choosing this area!

Besides the above financial arguments, there is another good reason to buy property in Spain. Perhaps more important than revenue, is the fun you’ll get in return. A home in Spain provides great holidays for you as owner, but also for family and friends.

And if you want, you can rent it. Villas with 3 bedrooms and a swimming pool bring the owner easily 1500 euro per week. Which is a fat bonus on top of all the pleasure. For instance object 204 sold recently for 400.000 euro. This house yielded more than 30,000 euro in rental income last year. A fantastic performance!

Last but not least I would like to say something about buying seized properties: don’t do it! There are many legal snags that could turn your dream into a nightmare.

Always buy before the bank intervenes. In that case, everybody is happy. The owner, because he is without debt and can continue with his life, the bank is happy because they don’t want to be home owners, and finally, you are happy because you found yourself a true bargain.
